Escrow and Closing Costs
In San Francisco the buyer pays Title and Escrow Fees and the seller pays the Transfer Tax when a property is sold. Legally the buyer gets to choose the escrow officer and company where they will open escrow. Most listing agents open escrow before putting a property on the market. Unless the buyer has a preference the buyer’s agents will use the escrow officer where the listing agent has opened escrow.
The escrow company acts a neutral third party to ensure all of the necessary funds and legal documents are transferred between the buyer and seller when exchanging property. When the purchase agreement has been signed by the buyer and the seller the buyer’s agent will send the signed purchase agreement over to the escrow officer. The buyer has three days to get the initial deposit into the escrow account either by wiring the money or dropping off a check to the Title Company. The escrow officer will make sure all of the papers are signed by the seller transferring the Title over to the buyer. They also ensure all of the funds have been deposited into the escrow account in order to close. Once all of the funds and paperwork is signed the escrow company records the transfer of property with the county and the process is complete.
